Where to start with plans and costs

    Hi,

    We’ve been living in Dubin and have been wanting to build our own house for the last number of years. As our family has expanded we think it’s probably now or never that we should make the move. Our dream has been to build a home of our own. However I’m finding it really difficult to know where to start. We don’t have a plot of land and would need to purchase this. Due to this we haven’t had any drawings done up and I’m not sure if we can engage an architect without knowing the site size layout etc. Without this I have no idea how much even the whole project will cost us.
    Could you please advise if there are generic drawings that can be done and then adjusted once a site is purchased?

    How can I roughly calculate the cost of the build without having plans to see if we will be able to afford?

    Really appreciate any help or suggestions as to how we can start looking at cost without having anything in stone.

    Try to figure out your budget and plan around that. Look at average site costs in the area you're planning to live. Check out estimates of build costs from SCSI in the link below. The more you know about what you want in your house the better the estimate but it's still difficult. If you get plans drawn up, a chartered surveyor can give a more accurate idea, but it's still an estimate in the end.
