Retrofit price - good or bad

    Hi all,

    Just Looking for some advice on home retrofit with the one stop shop. I got a price, but no idea what sort of a markup they have added as I'm waiting a long time for individual suppliers to come back on individual upgrades. Now, I know there is a alot of different variables that can affect price, but just wondering if these are priced on the high side, or if they are acceptable.

    I assume all the one stop shops, use more or less the same suppliers/installers.

    Single Story bungalow.

    Tipperary area.

    116m2.

    Big ticket items are below

    Heat pump before grant( includes full install, attic pipe lagging, 11 radiators etc..: 16500

    Heat pump after grant : 6500( this will hopefully be lower in the new year with the reduced vat, but I'm sure the suppliers will just add it on somewhere else..)

    Windows before grant : 17800

    Windows after grant : 13800

    Demand control ventilation before grant : 5800

    Demand control ventilation after grant : 4300

    200l water tank install : 4700

    Project management fee is 10%, so aprox 4000

    Hi

    It's for 10 windows plus 2 bathroom windows. Price is for triple glazed white pvc.

    The external doors come to about 3500 after grant. One door is just pvc and the other is for a composite door.

    What kind of water tank? Surely not a simple cold water header tank?

    Id go for individual upgrades. Save the 4k on project management for a start. Cant see how they are adding that in.

    What is the current BER? Be very careful with heatpumps. Will the house be A rated after the upgrades before the heat pump goes in?

    Windows and doors sound ok. But for the craic price everything up with different companies.

    Water tank sounds like mad money. Why does this need to be done?

    The current water tank we have is a simple copper cylinder. That would need to be replaced, to work with the heat pump.

    I was thinking it sounded a bit on the expensive side, but there would be a bit of work in replumbing the hot press to fit the new tank.

    Yes, we are planning on fully insulating the house and getting it as air tight as possible, for the heat pump to work efficiently.

    I don't know much about tanks for heat pump systems, but looking online a 200L Heat Pump Buffer tank from Panasonic is about 850 incl. VAT. Obviously there's going to be labour and a few more parts but 4700 seems insane.

    The windows look expensive IMO ,I would have thought that the after grant price should be the before grant price,I always feel that the householder never benefits from the grant,the installers usually take it for themselves.

    A more generous interpretation is some combination of (a) the quality of work is likely to be higher because the grants require pre- and post-works air tightness tests, and that means extra effort which is cost that gets rolled in to the price (b) less opportunity for tax dodging by paying cash.

    How many people get air tightness tests done before and after window replacements?

    The window quote includes doors too though. Including a conposite door. So i dont think its bad.

    The tank and project management fees are extortion though.

    Still seems high to me,17.8 k for 12 windows plus air tightness detailing is excessive IMO,but I take it that's the price you pay when you go with the OSS.

    I'm not sure if it includes doors,but alarm bells should be ringing for the OP if other aspects of the job are overly expensive.
