    Hello, the estate agent accepted my price offer last Friday only in one condition that the sales needs close by the end of Nov 2024. Has anyone come cross this situation when you purchase an apartment? I thought it will take 5 to 6 weeks? I am a mortgage buyer. Thanks.

    Unless that condition is on paper, it's meaningless and unenforceable. And he has no control over what's written in the contract of sale, that's the job of the vendor's lawyers.

    Ask your solicitor if you're unsure, that's what you should be doing in the first place.

    4 weeks to close is very ambitious. Sounds like the estate agent is keen to get paid. As others have said, if it's not written down as a condition of sale it's just bluster.

    Ultimately it's not going to matter in practice. If the seller really wants to to sell what are they actually gutting to do., if in two weeks it looks like you won't make the end November deadline they're hardly going to pull the plug in the anticipation of 1) finding a new purchaser & 2) completing the sale in only 2 weeks. Hardly realistic.
