    I'm looking to move and have arranged a viewing, I've been renting here 3 years and after checking the prtb website it says I need to give 56 days notice. Before I ask my landlord does anyone know if these notice periods are flexible or binding?

    56 days would be the statutory notice period, so the landlord could hold you to that, but you and the landlord can mutually agree on a shorter notice period if you both choose to. If you're cooperating with the landlord by allowing viewings for prospective new tenants and the landlord finds someone who is willing to move in sooner, they'll probably have no issue with you leaving earlier in that case.

    Best to tell your landlord that you are thinking of moving and check what notice they really want. A landlord won't be happy if you leave when she has holidays planned.
