Repair and lease scheme dublin county council?

    Hi

    I understand long term leasing to DCC has been phased out but is the repair and lease scheme still active?

    The below is dated December 2023 so I assume it's still active. Does anybody know is it applicable even where you buy a property with no repair work required and just want to lease it to DCC?

    I'm only interested in the "direct lease option" and not the "Rental Availability Agreement"

    The difference being that with the direct lease option you only get 82% of the market rental value but the council are responsible for tenant management and maintenance. So my understanding if tenant from hell causes huge damage the council foot the bill in full for repair which is not the case with Rental Availability Agreement.

    I'm thinking of buying a property in Nortn Dublin that has potential subject to PP to build a house at the side of it. I'm thinking I would lease to the council for 5 years, them move I to the property if I got PP to develop the site next to it intma house. Then rent or sell both properties probably to the council.

    Any idea how market value is determined? The fastest daft reports I see relate to Q3 2023 and doesn't highlight specific areas in Dublin.
