Advertising rural house in Dublin

    Hi All, any tips on pushing the net out to include Dublin buyers for sale of house in countryside (midlands). I’ve advertised a property there and the demand isn’t great, would guess lots of country people in Dublin may be interested, even commuters  but they just don’t know about it. I’m currently using local agent and it’s advertised on daft (general ad) and he tells me only locals will see as they search that specific location. He thinks newspaper ad in Dublin is waste of time. Any thoughts would be greatly appreciated.

    link to the advert? Did they use a professional photographer and do floor plans etc! This is a basic requirement in this day and age? People are looking to relocate all the time with WFH etc so present the property in the best light always.

    He's right. Newspaper advert is a total waste of time and money.

    Very few people living in Dublin will want to change to rural unless they are originally from the area.

    Look at surrounding areas and ask the estate agent to get it highlighted on daft and myhome in those areas - eg if the house was in mountrath I'd be targeting Roscrea and portlaoise.

    High speed broadband is a must and should be highlighted

    Would you consider using a Dublin based EA? Or indeed a local one with active social media with paid advertising with reels that specifically target certain demographics. Homer is 100% right. Professional photography, floorplans, a short reel & drone shots (unless they expose misery) are a must. If the EA isn't offering these services they're just pocketing the money that otherwise should be used to attract people from further afield.

    You may attract some WFH people paying shocking rent in the capital.

    Paid social media advertising targeting the greater Dublin area is the easiest way to draw attention

    Expensive and difficult to narrow the search down to the target audience.

    The target audience is on daft and myhome.

    The simplest and most effective advertising is to pay for a highlighted position to all viewers in whatever segment suits.

    Think commonsense, if you are looking for a house, your first stop is daft.ie. There is nobody living in Dublin, who is also looking in Dublin looking to move into the deep rural areas. There is nobody who is looking to live in Dublin willing to consider the Nire valley in Tipperary or Union Hall in Cork or Achill Island.

    I dont think paying for an article in the Sunday supplement will attract anyone more than Daft.ie who is really interested in buying. What it might do is attract more dreamers to view the house wasting your time.

    If you are looking and serious about buying you are refreshing Daft.ie at least x5 times a day.

    Surely if I live in Dublin and want to move down the country I will be searching for houses in the area I want to move to and your house will come up in the search, so I don't really see what your problem is.

    It sounds like you want to persuade people who are not looking to buy a house in your area to look at your house - I don't know how you will achieve this.

    If someone in Dublin is willing to relocate to your area, then they would already be searching for homes in your area. Paying to advertise your rural house in Roscommon or wherever to eyeballs in Dublin would almost certainly be pointless; there's no viable way to target the specific extremely narrow demographic of "people who currently live in Dublin but don't realise they are are secretly culchies at heart who yearn for that sweet smell of slurry until they see a photo of your three-bed bungalow in the middle of the fields, and whose current life circumstances would actually allow them to achieve that heretofore unknown dream…", so you'd just be paying to advertise your non-Dublin property to people who are looking for a property in Dublin, wasting their time and your money in the process.

    I never said highlighted position in a segment?! I said targeted social media advertising. The agent posts the link and details on say Facebook, and chooses the audience. You can choose by location, age, other demographics, and interests.

    Adding the local towns to the address and description would help imo, if it's the ad I'm looking at.

    E.g. Athlone, Co. Roscommon as most people that close to Athlone would already do

    If someone is looking in those two towns (Athlone or Ballinasloe) they might exclude Co. Roscommon to some extent

    Otherwise anyone looking to move to the countryside will either be already looking in Co. Roscommon, or is not interested in moving there

    Add pics of the views from upper windows if the EA insists on mentioning them
