    Hi

    Just about to embark on the process of extending our home. Currently have a 2002 built dormer bungalow on a reasonable site in a development. The house is currently 1600sqft

    We are considering approx 1000sqft extension, possibly 2 story. I have looked at some of the construction costs per SQM and we want a high level of finish, I'm assuming a cost of €2500 to €3000 per sqm but would like to reduce this possibly, my family own a tile, flooring and bathroom business so I can get most of that at cost price.

    Has anyone experience of building an extension in the last few years where the cost per SQM was lower than my estimate but have still achieved a high level of quality in the finish?

    What are the costs for an initial consultation with an architect, i.e. them presenting some ideas of what can be done?

    Has anyone built a "wrap around" extension to minimize the time you need to move out of the house?

    euro 700-1000 is a good number for a consultation and some outline plans.

    The first question is why do you need 1000 sq feet: this makes me wonder where the $$ focus is

    tile, flooring and bathroom business

    tiles at 1,000 sq m vs high ;levels of insulation/airtightness

    what energy rating is the 2002?

    I see dormer bungalow I see lots of heat loss/ high levels of ventilation…

    Hi

    We haven't had a BER done but I can imagine the rating is not great!. The 1000sqft is to provide a little bit of future proofing for elderly parents, potential for kids being at home longer etc.
