Residential planning

    Hi,

    I have two pieces of land just outside Galway city but one is classed as "High Anemity" which I am being told is a no go for building. Does anyone have any experience with this or if it can be faught?

    The second site is "low density residential" but the valuation could potentially be very expensive because of the area. Does anyone have any idea how to lower the site valuation to keep the cost low?

    If you own land on which you hope to build a house, why would you be concerned about the market value of the site?

    After all, you won't be selling it.

    If the second site isn't serviced or easily serviced it might be enough of an argument to lower the value until utilities are "on the road". I assume you're considering planning for a residential development as opposed to a one of house?

    On the first site, if you check the zoning use matrix it gives you an idea of what kind of development can be considered on zoned land. Some amenity zoned lands allow for community uses, which can often include sheltered housing. I would recommend contacting a local planning consultant familiar with the area to help.

    We don't own the site's. They are in the family so will be gifted or purchased preferably.

    The site under Zone G of planning states tou may be able to use the site for Agricultural Development. What is the definition of this? What else would I need to build apart from a house.
