Conservatory Flashing cost

    I have a lean on conservatory to the back of the house. It leaked once last week during one heavy spell of rain. Hasn't leaked since during lighter rains. See pic attached. Leak was from one place along the wall just right of the small crack (left side of the pic) under the window

    Called a roofer who gave me an estimate of 1000 for replacing the current tape flashing with lead one. Is that cost reasonable?

    Also quoted me for simply sealing the existing one for 250 but with no guarantee. I am in South county Dublin if this matters at all.

    looks like flash band.

    how do you plan to get access to it, for you or the roofer?

    National seal in walkinstown sell Foil Tack Band Butyl tape which could be put over the existing.

    any width you want

    Conservatory flashing cost me a night in the cells.

    The neighbour told the guards I even put her off her dinner.

    To be fair to her, I was pressing up against the glass completely in the nip

    Thanks for the reply. Yes, it is flash band and I was thinking of DIY with the tape but obviously I can't reach it. Any ideas? Roofer said he will get some boards/scaffolding to get access and it is a 2 person job to do lead flashing.

    If you don't know how to get safe access, then you need a professional.

    You could consider getting the tape and ask roofer to use it.

    It should be wide enough to stick to fresh wall above all the way across and down to stick onto the white alu, which will need to be cleaned before the new tape is put on.

    I asked about that and the guy refused to do this with new tape. He only wanted to do either a silicon fix or the lead fix. I guess I have to look for another roofer. This one came recommended by couple of neighbors so I called him first.
