Window Lintel issue

    may not be the best place for this question

    There seems to be a problem with lintel? on one of our upstairs windows; OH went to open the window today and it rubbed on the lintel/plaster as she opened it - it seems to be sagging down.

    Is there an actual lintel there? How could it be sagging? or is it plaster that has come loose and coming down? Appreciate any one has any ideas answers as to what is going on.

    It might be just the cement skim covering the lintel.

    Remove the section thats hanging down. Its an unusual plaster job.

    Take it out and post another picture, showing whats exposed when you take it out

    Is this a precast construction?

    No obvious signs of water ingress yet, that's good. I'm also thinking that it's a render failure and not the lintel alone, but more photos once the concrete is down will tell better.

    If you do remove the section over the pane then the rest of the concrete should be propped up with a piece of timber. Cut one 1cm longer than the distance between the cill and the lintel/concrete and wedge it in around the middle of the window.

    The Boss won't give go ahead to remove hanging bit… she's nervous about leaving whatever is behind it bear in this weather with no one arranged to come fix it.

    I agree with the above posts don't think it's not the lintel as if you look to the top left of your photo you can see the depth of the piece and a lintel is much thicker then that. Looks an inch of plaster/render. That's not a fresh crack either by the looks of it could be cracked for years or since the windows went in and the closing bang of the window overtime as now made it loosen and drop.

    If you prop it from outside then the image of the prop will soon get the repair moving. 👍️

    It will be a different story for her if you need to use that window in a hurry as an exit and cant.

    Id let her know this.

    I wouldn't worry about weather getting to it, it is recessed and on the underside so will dry out. In any case you could easily cover it with breathable weatherproof tape or whatever once it's exposed.

    If the lintel collapsed you'd be seen alot more evidence on the inside of the room. Thats just the render

    Yeah, got a guy to come look at it today, small job, just plaster/render at the bottom of the lintel that has come loose, says it's nothing to worry about.
