Are these quotes OTT for a flat roof replacement?

    I have a 54m2 flat roof. 32m2 of the OSB has suffered damage after taking up a timber deck over the August bank holiday. The deck deck had been in-situ for a good 15+ years. I now have ponding in areas and its soft and spongy underfoot. I am told the OSB (32m2) has to be replaced. These are my options:

    1. Take up 32m2 of the old felt and damaged OSB and replace same : €10,000 (I imagine VAT is included)
    2. Take up 32m2 of the old felt and damaged OSB and replace same and re-cover entire 52m2 of roofing felt :€10-15,000 (I imagine VAT is included)

    The cheapest quote I got was for €6,550 ex VAT. I called the Company supplying the materials and he priced everything: roofing felt, underlay, membrane, primer, OSB. All came in at just under @ €2000. 2 days to complete the job. Is €4000 for labour ex VAT reasonable or is there a 'gold rush fever' going around amongst the tradesmen?

    Considering that no formal qualifications are needed and that a few hours training is all it takes to be a roofer, it's no wonder the sector attracts bogus roofers. Lack of regulation and the ease to deceive the public with fancy websites, fake reviews and photographs that could be pilfered from elsewhere just add to the difficulties of sorting the chaff from the wheat. How does anyone verify they are the real deal? Anyone??

    Take a few hours out to train as a roofer and give it a go. Let me know how you get on.

    Thinking it takes a few hours to be a roofer is exactly how cowboy builders think.

    If the contractor has to put 3 guys on this for 2 days, add a man for a day in case of a snag, your talking €2200. Disposal, insurances, overheads, etc - add a grand, €3200. Contingency of a few hundred, because issues/days lost will occur, then your up to 5.5k.

    I think Leaving a roofer circa €1000 profit (in to his company) is more than fair, considering to responsibility, and niche market, personally I would be putting another 500 with it.

    Its not fair to belittle roofers, good ones are hard to find.

    However, How much do roofers get per hour? €25? €30? An Electrician gets less than €30 an hour. (Normal hours)

    If there are 8 hours in a day that's €250 an hour he's charging for labour over the two days.

    He'd easily pay three lads €30 an hour for two days work , €1440.

    Remainder €2560 tha contractor keeps.

    Tidy margins there. Massive margins even if he upped the roofers rate. Plenty of room in there to cover overhead cost and make a nice profit.

    €4000 is extortionate unless its highly specialised work that's got unusual circumstances

    we are in a time of being ripped off by Tradesmen. I recently renovated a whole house I purchased at xmas for 23k, after being quoted 70k from a builder (cheapest of three quotes) and 58k by various subs for various trades. I ended up buying all the materials myself, shopping around frugally from every merchants and got a jack of all trades guy in for a day rate with myself and we learned as we went, also and a family friend (retired sparky) for a 60% re wire at mates rate.

    Find out exactly what materials is needed and what needed to be done, and approach maybe a semi retired carpenter/roofer or a 2nd/3rd yr apprentice. probably get it done for 3k if you lend a hand too for any laboring. Go for local people as they wont have a long commute and can tip away to suit themselves.
