Extension Planning Exemption - Existing Shed

    I am planning on building an extension and was hoping to go for the full 40m2 allowed without planning.

    There is an existing brick shed in the garden (about 15m2) and my question is, does that 15m2 eat into what I am allowed build in an extension?

    No, extensions and sheds are separate exemption classes, so you can build your 40 m.sq. extension (keeping your 15 m.sq. shed) subject to all other relevant criteria for the extension being met.

    Think there's also something about your rear boundary wall aswell. Distance from extension to the boundary wall

    I'm in a similar situation, but other way around. I built a 35 m.sq extension to the side and back of the house with planning permission 5 years ago. I would like to build a 24 m.sq steel shed to the rear of the house, (would settle for 18 m.sq) for firewood and general storage . It's a 2 acre site. Would I be exempt under the 25 m.sq rule?

    As a shed is a separate exemption class, so, sounds fine to me, as long as there no other sheds (and/or garages).

    Total area of sheds (and/or garages) allowed as exempt development = 25 m.sq.

    Thanks @Docarch, There are 2 small sheds already to the rear of the house, total 6 m.sq, so if I go for a 3 X 6 m.sq shed, should I apply for a section 5 exemption, or just work away?

    You will have to settle for new shed being 18/19 m.sq. (so, 3 x 6 should be fine) if you do not want to apply for planning permission.

    Once total area all sheds is less than 25 m.sq., then no need for Section 5.

    Hey guys, quick one for ya’s. I have about 9ft of a side entrance off my house with a concrete boundary wall between me and the neighbours. is it possible for me build a garage attached to my house using the full 9ft width I would plan to step it back from the front of the house. thanks

    yes. Class 3. Up to 25sqm.

    A few requirements, finishes, height, garden area, but nothing too difficult.

    I've just had another think and the existing 35 m.sq extension to the house consists of a 15 m.sq garage and 20 m.sq utility, boot room and shower room, so it looks like I'm limited to 10 m.sq shed exempt. What are my chances of getting full planning for 18 or 25 m.sq shed do you think?

    The attached garage? Yes. Up to 40sqm including any extensions. In your case you’re at 35. So you could even convert the garage abd add 5sqm

    I have a house with 25 so metre garage built with PP including the garage, I added an extension with PP some years later and then filled in an corner area within the garden to use as a shed. I intend to apply for retention for this shed ( 23 sq metres ), any possibility this shed is exempt, plenty of garden space left.

    No, not exempt. 25m2 is the exemption limit for a shed or sheds.

    We learnt that the 40m2 refers to the internal footprint of the extension rather than the external. Can make a big difference if you are planning to incorporate large amounts of cavit inslation.
