Renovations to house - silly questions!

    Hi All,

    I'm looking at buying an older house and will be getting a few pieces of work done. I know prices are high for work at the moment! From reading threads here, it seems there certainly are economies of scale to be found - so I presume it's better to get all work done together rather than piecemeal? Where should I start - with a builder or QS? It looks like the house will need rewiring, does it make sense to get that done first and then other works? Other works will be adding bathroom, removing current bathroom and extending kitchen into current bathroom.

    There are loads of small building contractors that specialise in this type of work, ask around and get a few of them to give you an estimate of what needs to be done, when they could do it, how long it might take, which order the work will need to be done in and how much it will cost.

    If they are any way competent at all they will all give you the same answers as to the order of work.

    Do you intend to live in it while the work is going on, or move in when done? This is key to deciding how to approach the work.

    Pretty much plan to live in it, but can bunker down with parents for a few days as needed

    The basics to get done are rewiring, replumbing, insulation, and windows/doors. I am living in mine and did the attic late last year, doing the upstairs as we speak, and will look to do extension late this year or next year. I have used different folk for the attic and upstairs.
