    FAO Planning experts,

    I live in a private detached house in an urban area but the site has ample room for another dwelling. The area is a mature urban housing estate but there are no fixed uniform house styles.

    It is my intention to apply for Outline Planning permission to split the site and to erect a new typical 2-storey modern dwelling which I then intend to sell in order to maximise the value of my site. Clearly the site will need to be subdivided and transferred to a new Folio so it can be sold freehold.

    Can anyone advise how much detail I need to provide to the Planning Authority for the new proposed dwelling other than the usual details of location, floor size, road access, services etc. I am assuming that I do not need to provide floor plans, elevations, sections etc. as it will be for the new buyer to apply for Full Planning for his/her intended new dwelling as per his/her own design.

    Obviously I do not want to constrain buyers by providing exact proposed dwelling designs at outline stage as any design I choose may not suit a new Purchaser. Obviously I can provide details of the existing house as it was erected over 45 years ago as part of the overall housing scheme.

    You have more or less grasped the details that should be provided. Plans are not required, just copies of the location map and site layout plan together with the usual notices etc.

    It is more tax efficient to move into the new house and sell the old house. Assuming the old house is your PPR.

    When is the money (including lost growth) Michael Noonan took in the Pension Levy going to be paid back?
