Meath Co Co planning, help with sequence of events.

    Hi All,

    We are currently renting the past 12 years in Meath. We have seen a site about 1km away from the house (with FPP for a dormer, I dont think this matters as its for a previous applicant) and were thinking about acquiring and building. One of our kids goes to school in the area, with the younger 3 following over the years to the same local school.

    Am I correct in saying that in order to see if we qualify for local needs, we need to -

    1. Get a letter from EA allowing us to discuss the site (EA said thats no problem)

    2. Organise a Pre-Planning meeting, and fill in the 2 forms in order to get that done.

    Also, will we know at that pre-planning meeting whether or not we qualify for local needs? Or does that come after?

    3. At what point will we know we qualify in order to try buy the site?

    You should be told at the meeting if you are eligible to apply for permission in accordance with their rural housing policies. If not you will be notified in writing usually about 3 weeks after said meeting.

    In any event dont agree to buy the site on the strength of a positive pre planning meeting. Agree to buy it subject to you getting planning permission.

    TBH at the pre-planning meeting you will be told very little except to refer to the County Development Plan and see if you qualify. They will not definitively tell you, either way.

    Usually, the EA has not the authority to give you prmission. In most counties you need a letter from the land owner giving consent to the meeting.

    As Muffler says above, you only buy the site subject to full planning.
