Upcoming new builds in Dublin - Any knowledge?

Hi there,

I am looking to get a new build house (under 475K). From what I can see, the earlier in the phase that you buy, the larger and cheaper the house you can get.

All of the ones I am currently aware of are in phase 2/3 etc and the value isn't great.

I have looked at oscar traynor woods, kilcarbery grange, kilmartin grove and Belmoston in Donabate but not great value besides kilcarbery grange, but.a large social element there.

Does anyone know of other new builds that are likely to be released anytime soon?

The problem is with planning and the builders, they don't actually tell you when the houses will become available for sale. Therefore, I don't really have a barometer for what might be coming up relatively soon, so I am looking for potentially insider knowledge from those in the know. Eg mooretown should be released on X date, I work in X developers and we will probably release this phase for sale on this date etc.

I check daft and myhome for new builds, and have looked at some of the builders websites too but no info there really bar coming soon/sold out etc.

Won’t be many houses in Dublin City anytime soon. Dublin is going up. We have no more space to go out.

Generally phases are 4-8 months apart, so you'd have a fairly good idea.

Once you know which EA is selling, just call them and register your interest for a house.

They have the same planning docs you do, so they can put your name down for a phase which isn't yet on the open market. Makes no difference to them who buys the houses.

hardly any new houses being built in Dublin centrally. Only super expensive luxury houses 1.25mm+ and large estates out west.

6 new builds were constructed behind my mom's house in Artane. The asking price was 875k each. Note that the average house in the area goes for around 550k. They're nice looking houses, but that's not a budget that many people can enjoy :/

most of the existing stock there are 90sqm E-rated cold boxes. Not really comparable.

Compared to the recent large scale developments (grace park, hampton, vernon) these are relatively small infill projects.

Not really. My mom's house is (I think) 120m2, and it's D rated (soon to C3). They're nice houses in a nice area.

Looks like Karen Mulvaney sold them in one lot I think. It must have been a vulture fund who bought them. Still sale agreed. Definitely not worth the asking price. They are built on top of each other.

It was Mulvaney, yes. However, I don't think a vulture bought them. My mom knows someone who says that their son will be moving into one, so I think they were sold privately.

Well now, what my mother actually said was that someone was moving in, not that they actually bought the house. However, they don't look like the kind of things that a vulture fund would buy, but who knows.

Personally, if I wanted to live in that area, and I had a 900k budget, I'd buy an older house and do it up. It would be cheaper, and I wouldn't need to worry about potential construction issues in 20 years.

The prices for Oscar Traynor woods are ridiculous! €250 odd for a one bed “maisonette” as they call it! Single people have no hope at all!

Hilarious they list the nearest schools in the same 1-bed ad. Like you're ever going to have a child in the house.

Also the 3-bed layout is pants. Front door opens directly into the living room, downstairs WC opens into the same room, with the stairs at the back of the room. How is that legal? Thought you needed a door between living spaces and the hall.

If it's illegal, the people building the houses will be long gone before any proceedings are even discussed.
