Mains sewer drain running underneath existing house and down entire garden

    We have just gone sale agreed on a house and I have just discovered that there is a mains sewer pipe running from outside the front of the house, underneath the two storey original house, the one storey extension and the length of the garden. The house question is no 13 on the attached drainage plan which has the big green line running the length of it.


    I'm trying to figure out if this is going to be an issue or not. As far as I understood, nothing can be built on a mains sewer drain and yet this two storey house was obviously constructed here! It's an old drain but very much still in use.

    Apparently the drain is about 1.4 metres below ground. Any building I want to do will be within permitted development so I won't have an issue with planning but I'm more worried about any potential ramifications in the future. I've read in some places that the council can force you to knock your house down if they need to move the drain! As far as I understand, it is possible to build over a drain, you just have to put in specific things to stop the weight of the slab damaging the drain etc. There isn't a manhole on the property at all. It's on the street in front of it.

    I'm speaking to a builder, an engineer and my insurers next week. I've also contacted the area manager in DCC to discuss it so should hopefully hear back next week. Just thought I'd post here as well in case anyone has any pearls of wisdom! I'd really like to buy this house if I can but I obviously don't want to do anything stupid.

    The house might have been there first and the drain bored afterwards, or simply built when rules were less restrictive.

    If it's been there for long time it unlikely to spontaneously become an issues.

    what do you mean by permitted development? If the house as already been extended, yo may not be able to further extend. But and builing work you do, will have to appropriately work with the sewer run.

    That's not true. Drains can't "moved" in a literal sense. If they want to replace this sewer with a new sewer elsewhere. They would simply disconnect it and leave it insitu.

    The work that would affect your house is if the sewer needed to be repaired in place. This is not uncommon issue.

    That's normal. Manhole at the junction.
