    I have a mobile home in the yard with no one in it since Christmas , had builders in it previously - they finished their job n were no hassle. It's 15 minutes north of the airport.

    Advertised it in local shop, had a fella out last night that looked as though his drug dealer would find it tough to get paid so I declined!

    Am thinking of Airbnb instead, it's not exactly salubrious but it'd do builders. Read how a hape of German soccer fans had no accommodation last night n it'd do lads like that either, but a lot more work that way. When Garth Brooks was in town the lads had a small army staying there.

    Can I specify builders only on Airbnb? Don't want kids running around the place- machinery n crap around the place! Can I do the minimum that they take is 2 months or is it just by the week?

    If I stick on Airbnb will I get some clipboard warrior out from the council? Cheers

    Was thinking about renovating a cottage here to do something similar. Would be interested to know if anyone was at likewise. You'd hear horror stories about renting out a place. Air bnb may be more work as place would have to be cleaned etc but maybe less risk.

    I think you might have to build a log cabin over it to improve the aesthetics. Are all the sheds and tools locked up?

    If the seat's wet, sit on yer hat, a cool head is better than a wet ar5e.

    The aesthetics are dreadful - any fella bringing the missus away for a romantic weekend is getting divorced!

    Everythings well locked away. It was a few handy quid for my ma to go with the pension tbh.

    The brother has two Airbnb's on the farm, a old mobile home bought from a friend who owns a caravan park that was put in three years ago and then a log cabin last year. He's replacing the mobile next year with another cabin.

    Probably around 70-80% occupancy with the cabin and the caravan is only open from easter to sept as it's too cold in it otherwise.

    He's got a hot tub beside them, so probably a little different clientele than builders. Works well for him, but then we are about 100 yards from a fairly substantial tourist route, just off the Antrim Coast Rd.

    Rates, insurance, dealing with the public and all that goes with it and paying a cleaner every changeover does eat into it, but it's making him a decent return.

    There are companies that specialize in short term lets to builders etc., might be worth researching those.

    We do airbnb in the front of our farmhouse here,..2 unsuite rooms and a kitchenette..its a great little earner now but takes a bit of managing

    Last few years have been great with airbnb, I've an apartment in Ennis that is occupied about 50% of the time. It rents for 110 euros per night for 2 people. airbnb take 10 I get the 100. Same apartment I used to have it rented long term and it was making 700 pm, would probably get 950 now.

    so it makes about 17k per year, expenses are roughly 4k inc management fees. So ~12k profit

    Bad news, Taxman takes over half 😔

    Wont work with Airbnb. You will get a posh lady who thinks its a hotel. Will leave a rotten review or look for a refund. Airbnb will be on your back. Witholding payments and insisting you get 5 star reviews.

    Sad but true, that's the easiest money of all for this type of venture. Mind you they seem to want to be near services, not out in the sticks.

    I never rented off Airbnb before, this is the kinda stuff I was worried about. That's the end of that. I know about the ukranians e800, it has really pushed up the price for everyone renting the likes of mobile home, a converted garage etc.

    I might get back to you on this- any boards discount?! Done a year in Shannon 20 years ago, Shannon didn't inspire me but loved going out in Ennis. Some cracking pubs back then anyway.

    Would there be an issue converting a shed into liveable accommodation, probably was once a house back in 1900, and connecting into the main house sceptic tank?

    Planning and a new tank could drive the price too high

    No, revenue are well up on these tricks and if you get caught which you eventually will, the fines and back taxes will far exceed any profit you make.
