    Hi ,

    I recently signed a lease on a property but it isn't working out and I want to move out. Am I able to sublet? I'm not looking to make a profit, I just don't want to live here anymore due to personal circumstances.

    Are you a tenant? If so, what you want to do is assign the lease. It effectively creates a new lease with a new tenant and you aren't involved. The landlord might seek their costs for vetting the new tenant.

    If you break the lease, realise that you are liable to pay the entire amount for the duration of the lease. That you pay weekly / monthly is merely a matter of convenience. That said, the landlord needs to minimise their losses.

    If you are the holder of an intermediate lease, with a tenant below you, then you need to get legal advice from a solicitor with experience in such leases.
