Modular home 6m x 5m in garden

Hi All,

I am considering to have a modular home with 1 bedroom, 1 bathroom, and small sitting area in my garden. Plumbing and electrical sockets will be required. I searched Google and see different options and prices.

I see steel walled are durable and need a concrete base.

Any recommendations on what to watch out for?

Budget = €25,000.

Based in Limerick city.

There is no max for separate habitable accomodation.

You will need pp.

Best to check whether it is possible before going any further.

Even if you somehow sort planning permission you aren't getting much for €25k.

No exemption for detached dwellings. Full planning required.

What you described is a garden shed.

I had a look at some prices of habitable modular homes and if you want one built to current building regs then the costs are comparable to traditional built houses.

The only advantage I can see to going modular is that they can be built offsite so there is less time spent onsite.

No. That's a caravan, and siting a caravan on land and using it as a residence is development, and requires planning permission.

There's an exemption for temporarily keeping or storing a caravan within the curtilage of a dwelling house. "Temporary" means for not more than 9 months in any year and "keeping or storing" the caravan means you're not using it to live in.

Those shepherd huts are a shocking price. I've recently been scouting out SIP kits and I'd have a 35sqm one bed installed (minus plumbing and electrics) for the price of a 11sqm hut.

OP, planning is your biggest hurdle, after that 25k isn't a huge budget, even if you were to DIY it the materials alone are very expensive compared to a few years back.

OP I think you have unrealistic expectations as to the cost. First you will need to sort planning, is there access to the public sewer at the back of this house. Doubt if you will get planning but anyway.

Steeltec Have a show area on the Dock Road in the old Heitons yard. At a guess planning will cost 2k, base 1k, plumbing, water, sewage and electrical 3-5k minimum. The frame of the shed 15-25k and fit out after that another 15-25k

Would it be possible to build a one bedroom garage sort of house for 30000€ on own land? Living area+kitchen open plan down stairs and bedroom/bathroom upstairs

It woukd depend on the sq footage, in theory a two storey is cheaper but in practical terms no. You would want to be doing a lot yourself. A single storey with a lean-too type sheet iron roof would be cheaper. If you are building using your own money it amazing the savings that can be made without significant compromising the long-term structure

Is there any old dwelling on the land, using the refurbishment grant is a great option if there is.

Theoretically achievable, yes.

Could I achieve it? Maybe, with a lot of difficulty.

Could I achieve it in compliance with the building regulations? Almost certainly not. There's a very small number of people who could, but they would be in the trade and/or have lots of friends/relatives who will pitch in for free, so they're just paying for materials.

So in practice, no.
