Survey on 1950s house

    We recently went sale agreed on a property that was built in the 1950s. It’s single story, detached, with a new roof and double glazed windows. We have about 150k to spend on renovations, potentially a bit more. We just had our survey completed and it has thrown up some additional issues so it would be great to get some opinions on potential cost and whether it's worth pursuing.

    • Possible presence of lead in pipework.
    • Asbestos present in cladding of shed and outbuilding.
    • Need to test radon levels – possible remedial action needed.
    • External plumbing and sewer line are old and would need to be replaced in medium term. Also needs to be unblocked and jetted.
    • Crack observed in one room from the wall plate to the foundation with signs of movement. Recommendation that further investigation and repairs are carried out.
    • Hairline cracks and signs of dampness on walls and ceilings.
    • Minor woodworm present, treatment recommended for preservation.
    • Lack of passive vents and inadequate extractor fans.
    • Old electrical system, requiring inspection and potential replacement.
    • Corrosion on exposed pipework, with evidence of leaks and suspected leaks requiring plumbing repairs.
    • Oil-fired boiler showing signs of corrosion, needing servicing and possible replacement.
