Does this flashing need to be replaced?

    There are what seem to be vertical cracks and it looks like its not coming down far enough, with the bottom edge curled up slightly. Also there is a horizontal gap about one inch high in the middle as seen in the top picture.

    It has been like that for over four years, though are no signs of leaks from inside the house.

    It looks like overlapping sections as would be expected.

    It's quite old and could be better but I wouldn't do anything other than maybe get someone up there for an hour or so and tidy up the joints.

    If the visible joints are cracks and not overlaps, well it would need repair in that case.

    One of the visible joints is a crack, the other are overlaps. There is also a horizontal gap where the wall seems to be showing through.

    What kind of repairs would take care of these problems?

    Sorry didn't see the exposed wall. That's shocking. From the alignment of the curved detailing on the lead, it's possible that it has slipped down over the year resulting in less than required lead upstand.

    Considering that and the cracking, it really needs replacing.

    Youcan redo all the lead... its probably just recessed into the wall alittle.

    Alternatively, you could use an extra piece and create an overlap at the crack. And try to then move the other lead suitably up under.

    The cheap option generally won't be a lifetime.job
