Hi, I am looking to divide off a part of my property and then sell it. It is land across from my house, has road access/frontage. Would anyone know the process I need to follow to get started? Currently, everything is under one folio number and information on this is scarce. Thanks in advance

Engage an engineer with a GPS unit.

They will download a PRA compliant map. They will map out what you tell them. They will then redline this on the drawing and lodge it with the PRA to create a different folio, which you can then sell.

Its effectively a deed of transfer. (but not a deed in real terms) So you are transfering out part of your folio into that of a new folio.

The engineer will know what to do once you show them on the ground.

I wouldn't get a map from that place. It's a bloody rip off. Go to Landdirect and get the map and save over a 100 quid.

What, like a civil engineer or does it have to be a particular subset of engineering? That would help the OP the most if he knows.

Before doing anything look at your councils local development plan. See what restrictions there are for one off housing and any other planning restrictions. No point in spending money dividing your land if its impossible for people to build.

Can be an engineer, architect, technician, land surveyor, draftsman etc. Basically anyone who is familiar with surveying and mapping.

Good advice if the land is being sold for a housing development but the OP has indicated so. In any event it would be up to the potential buyer to do a bit of background checking.

In saying that it's always recommended not to transfer land until planning has been sorted especially if the land is to be used for development. However it might only be agricultural land in which case the surveying, mapping and transfer could proceed.
