40 square meter extension

    Hi,

    Has anyone recently or currently getting a 40 square meter extension. Ball park figure for same?

    we are in the process of getting prices and just want to compare to others.

    Im aware everything has gone ridiculously priced.

    depending on location/ easy of site access and standard of finish its between 3 and 4k a m2, thats if you can get a builder interested in such a small project

    We have got a couple of quotes so far for a single floor 40sqm extension in Dublin. Just a rectangle on the end of the house.

    one was 75k and the other was 85k. Both for exact same specs. Have a few more coming over the next few weeks.

    Yes and floor tiles because we want tiled under the units too and want that done with the build. Price doesnt include the kitchen fitting though. That will be another 8 to 10k depending who we go with for the kitchen. The roof wont be flat. It will be pitched up to just under the upstairs window. The other half is dead against flat roofs. She grew up in a house with a flat roof kitchen and had leaks all over the place :)

    What quotes are you getting?

    We are getting €90k-€ 100k pitched roof with some internal works (moving stud walls) we need a beam also as knocking the main wall and extending the room

    We arent moving stud walls, but getting one put in for a utility room, but the full length of the back wall of the house is getting knocked out and will need a beam too. I was thinking our quotes so far are expensive and was kind of hoping that the ones coming in the next few weeks might be cheaper :O

    As it is with even 75k to do the kitchen that means we wont be doing the attic. I was hoping to do both. Actually even at 75k we will probably knock the kitchen on the head and do the attic.

    Yeah I’ve gotten three and all in around the €100k like €2-€3k in the difference. Are the ones you got quotes from north or south because your quotes would suit us

    I got a quote for over €220k for a 25 sqm kitchen extension and ground floor renovation about the same size, absolutely nothing special about it, completely put us off doing anything about it for the foreseeable, good to see people are getting more reasonable quotes.

    Edit: I should say it wasn't a builder quote, it was an estimate from a QS brought in by our architect but we were reassured he always gets it spot on.

    Wow, that’s ridiculous. I think the best way is to get the quote from the builder themselves as QS can only advise. I was told the price of materials is the real issue. One of the contractors said he was struggling to get some quotes because places won’t hold on prices. Can’t see them coming down anytime soon

    Yeah I'm now hoping the QS was playing it safe so they couldn't be accused of underestimating in a time of material price uncertainty, now we have certainty at least (of materials being very expensive).

    😂😂 very true. That does seem very expensive at your end tho. Good builders with reasonable prices are there

    A quote and an estimate are very different. Ask to see his breakdown, line by line. Get a quote for one or two of the more stand along times. Eg the flooring or windows. If they are significantly over, highlight that and suggest the whole quote if over.

    He is also probably factoring in costs that the builder does not quote for. Like fees etc

    I must look at it again, it was broken down line by line, I must find that thread here for comparing costs and see if things are reasonable. Good idea about the things we can check ourselves. TBH it just scared us off, we paid our architect for the preliminary drawings and put a pin in it. The annoying thing was the fees at that point were based on the QS estimate.

    That sounds extremely dodgy to say the least. So it was in the architects interest that his QS arrived at as high a figure as possible.

    What planet are you or should I say your QS on ? My sister bought a beautiful architect designed house - has 4 bed (3 en suite) with huge fitted kitchen/dining area etc. etc. + sun room with 35m driveway tarmacked + landscaped garden. House was built in 2017 is on almost an acre plot of land. Total cost €345,000 - mind you the house is not in Dublin but no more that a 50 minute drive away

    I’m getting a 25 sq m extension in October, 25 k builders finish with plumbing and electrics. Used the same builder twice before and he’s good, the price can go up or down a few % and his last job for us came in 3k less than originally quoted- rural Ireland.
