Leak under new build house.

    Hi all

    We are in a new build house just over a year. Last Autumn Irish Water let us know we have a leak from the house.

    We had it inspected and there was no leak found. We were told it must be from the access from mains to the house, underneath the house. Builders told IW they would fix it in Autumn gone.

    Twice IW have followed up with the builders who came to house and laid out their plans how they would fix. Then nothing again.

    IMO they have no intention of fixing, as phase 3 is almost complete.

    Is there anything I can do to push them?

    If I do it privately can it be claimed from home insurance?

    Any advice would be appreciated.

    Make a sign for you front garden / windows. Builder greed to fix leak in xxxx still not done. Put it up. They'll be in touch. Send them a solicitors letter too. Have your own engineer check the work too

    This kind of thing is known as a latent defect and can be followed for 12 years. Remind the builder of this. (Im a Quantity Surveyor, we see this stuff the whole time)
