ICF New Build/ Concrete block build

    Hi,

    Just looking to get advice regarding the cost associated with ICF. We are building 214m2 house and hoping to start building towards the end of this year. We've been considering all build types- Concrete block work is popular but ICF seems to be a method that's quicker. Would anyone have an idea the cost difference between ICF and block work. Thanks

    We're almost finished building an ICF house (215m2, contract value to builders finish was 380k) and when we were looking into the different options at the time (~ 18 months ago now), our engineer told us that ICF was roughly the same as block build as block layers were thin on the ground and as such, charging a lot. Not sure how true that was or if it still holds.

    Hiya - Was this a full Thermohouse build or just walls only? €1800 per sqm sounds fairly similar to cavity block build? Thanks

    Full Thermohouse build. TBH, if you're going with ICF, I'd recommend going with Amvic or some other ICF manufacturer - we had a query from building control and Thermohouse weren't helpful at all with resolving it.

    Is the roof and foundation from Thermohouse not worth it? I want to do ICF for insulation/air tightness simplicity and speed. Amvic don't have a roof or foundation - will a raft foundation and regular roof give the same insulation/air tightness for a similar or lesser price I wonder?

    I lie awake at night thinking of cold bridging :)

    Didn't realise that Amvic don't have an option for roof or foundation (we went with a Thermohouse roof but a Kore Passive Raft design); I'm not sure in general what other suppliers offer but it would be worth looking into IMO.

    The Thermohouse product itself is good and if you have no problems during the build, it's a good option but if you have any issues, I wouldn't have massive confidence in Thermohouse dealing with them very well based on our experience.
