Do all Dublin house sales have to register with Land Registry?

    Hi Folks,

    Looking at buying a house in Dublin. It previously sold 3 yrs ago so I checked the land registry to see if the title was freehold or leasehold..but its unregistered.

    I understand all houses sold recently in Dublin must registry on the land registry? Is that fact that it's not registered concerning?

    It should have been registered or at least the registration should be in progress.

    The property might be pending registration int he Land Registry. Delays can happen if there are outstanding queries, particularly in the case of First Registrations.


    Perhaps the agent can check to see if there is a Dealing Number for the pending registration. If there is a pending registration it can be expedited (pending all outstanding queries are satisfied) in the the case where a property is for sale.

    My sisters house had some detail wrong on the land registry when she was buying. Both hers and the vendors solicitor checked it out and a correction, changing the owner for part of the garden and the boundaries was submitted before the sale went through.

    It only got fixed on the land registry 5 years after she bought it. She checked every 6 months and nothing was happening for that time.
