Issue appearing on paintwork (recent rennovation)

    Hi!

    It's very hard to see the full context here, can you provide a photo taken further back showing the whole wall? Is that also a spot on the ceiling in the last image? Also, what type of room is affected - kitchen, sitting-room, open-plan kitchen/sitting-room, etc?

    What did the renovation comprise of? Was it internal insulation upgrades (insulated plasterboard) or external insulation, or can you detail that more?

    Someone threw coffee at the roof :)


    On the face of it, it looks like the start of mould growth. Could be water ingress on the other side or poor insulation at that point of the wall. I'd be checking the roof beyond that wall first though.

    Here's a better image. So that section where the spot lights are, there is a small roof ontop of that. So it's appearing on the ceiling of that section and along the returning wall to the roof. It's in the kitchen.

    The renovation was spray foam insulation along with 50mm of dry lining.

    Would it be a wooden frame by any chance? I'm guessing that by the colour of the stain.

    So that orange colour is a clue - it's the tannin from the wood leaching out. It's suggesting that this isn't a condensation buildup (although it could still be) but that water is entering as listermint is suggesting and is penetrating the wood and then dripping/running down to that low point before it's coming out through the joints of the insulated plasterboard. I'd like to suggest it's a flashing issue on that window.

    I get you. But it is more than likely a water issue to some degree — must be getting in somewhere and penetrating down.

    Yes, loose or incomplete flashing on the window allowing it to penetrate the wall.

    Thanks for the thoughts on this guys. I've called the roofing contractor to come out and investigate the flashing anyway. I'll let you know the outcome of that!

    I doubt that's the tannins from timber, more likely its water coming through the plasterboard & as it dries out it stains that orangey brown color. after source of leak is fixed leave for a few weeks to be sure before painting it with 2 / 3 coats stain block paint followed by whatever emulsion is on the wall / ceiling. If you don't use stain block even though the leak is fixed the brown stain will keep seeping through the emulsion
