Hello everyone! I am looking into putting a 52 sq metre modular home onto some family land. I was first looking into a timber frame home but it seems like it would be a tough route with getting planning permission? Any thoughts? The modular one can be designed to be be fully compliant with building regulations. Anyone any experience with Tipperary County Council Planning Permission Application process? Any tips would be really helpful! Thank you!

The modular part is largely irrelevant for the planning. Get the planning for the style, shape, layout and finish of the modular home your are considering.

Then ensure building regulation compliance. Agrement cert etc

Traditional, timber frame, modular, etc shouldn't affect planning. With a modular home, a lot of the details are pre-set, so just need to look a bit closer to confirm compliance.
