    Hi Folks,

    I'm just gone out to tender for work in Dublin Southside.

    Works will be

    30 sqm kitchen extension out back

    Double extension at front in place of garage

    Retrofit 100 sqm of old house

    Will keep people updated when and if I get quotes.. Some rough quotes before tender were 400k+

    Just starting a new thread to see if anyone has received quotes recently and wants to share them.

    Pretty much same work as you except extension over garage is there and but I included an attic. Garage and extension over it need retrofit though. Back in 2023 I had quotes that included replumb and rewire. Came in between 400-430 for builders finish.

    Real issue I had was finding rent and so didn't go ahead all at once. Have decided to do it top to bottom; attic room now done, middle floor retrofit out for quotes. Once middle floor is done will look at ground floor with kitchen extension.

    Getting the following done in south Dublin also: plumbing (8 rads + boiler), rewiring, drylining, wall cavity fill, flooring/skirting/plastering/etc, 8 windows + 2 doors (front and back) + 15sq m extension.

    I have been quoted/estimated at €120k, €140, €220k and €270k. It seems we are in "make up the price as and when you like" territory.

    the variance is huge. Going generous on prices

    60k for extension 4K sq metre

    20k rewire

    20k replumb (are you going air to water as you could add another 10k)

    10k windows

    10k doors

    Total 120-130k

    that is very generous but in essence the top quote it’s 150k for the remainder of work low quote not much left.

    To me 140k is what I would expect based on quotes I have seen and not knowing your house.

    The top 2 guys are gauging and only taking small jobs to them at a very expensive premium.

    Hi,

    Still waiting on a few tenders back but costs are still crazy With quotes so far all north of 400k with one just north of 500k 😱


    As part of the work demolition of the old garage and a few sheds outside and one internal wall. The builder at 500k quote for demolition alone was over €50k

    No sign of prices coming down and still a bit of gouging going on.

    This is pretty depressing reading.

    We were hoping to start into a project which was:

    • 40 sq.m extension on the back of the house
    • Some alterations inside - new bathroom, moving some internal partitions to use space better, closing off some open spaces to create a separate 'kids hangout' room and a utility room.
    • Build a 'garden room' at the end of the garden, 25 sq.m, for use as home office / teenager hang out space
    • Replace central heating / rewire if required / plumbing work if required.

    House is a mid terrace 1950's in South Dublin, we would be able to move out completely while work is being done. We have just started talking to an architect, but we had hoped that a budget of 250 - 275k would cover this but it seems from above that we are optimistic in today's climate?

    35m2 single story extension out back

    retrofit 120sq metre house ( a good bit of steel work as opening up rooms, removing chimneys and suspended floors for concrete and UFH)

    knock garage and build 25m2 single story extension including new porch.

    4 tenders returned 1 high but other 3 are all close.. tenderdoes do not include kitchen or sanitary ware. Breakdown below. if i could take the cheapest of each total would be less than 350K
