Hi,

I am sure this question has been asked so many times, but just trying to get any update / development on the apartments situation.

I am first time home buyer and considering apartment in Beacon South Quarter (BSQ).

here are my questions:

1- I heard banks were declining mortgage for BSQ?

2- I believe there were some Fire and Water issues. Have they resolved ? Realtor is saying it’s all good 🙄

could anyone please guide me on these concerns? Its location that attract us! And obviously we are not planning to resell / switch anytime soon.

What is the management fee? I know from someone last year the management fee was over 5000 for a 2br. That's because the fire issues increased the cost of the insurance which takes a big chunk of the management fee. A 3br penthouse had a management fee of over 10000 per year.

Jesus, an extra 450 a month on top your mortgage.

No chance of making money if you're renting it out.

So the maintenance fees have probably decreased by 10%. I wouldn't buy here, high maintenance fees, fire issues (apparently the government will pay for them) and last but not least, the huge number of rental apartments that have Recently been built (Sandyford central) and are currently being built.

The fire issues have been resolved for most blocks . The last update on the water issues is that they will start fixing these in Q2 2024 . The Mgt fees have decreased . i reckon once the issues are fixed banks will start lending again ( if they havent already) .
