Septic tank wayleave

    Hi all, land where house septic tank is located to be sold leaving house owner a wayleave agreement for access etc. Is there any advice to be shared on how large an area around the septic tank this should include? Concerns regarding underground pipes coming out from septic tank and to future use of ground above these pipes whether agricultural or construction.

    That sounds like a disaster. It would make the house worthless after the land was sold.

    Is the septic tank within the orginal planning site boundary. If so selling part of the site will make selling the house to anyone requiring a mortgage impossible.

    Next how can the house owner control what happens on the ground where the septic tank and percolation area are.

    I would not buy a house with that issue would you

    No issue with resell here as it's proprietor's forever home, issue is what constitutes a wayleave. Is it access only or should home owner be seeking area about the septic tank to be untouched as part of agreement?
