Site for sale

    I have a site for sale for last 18 months with very little interest. Is it worth changing the auctioneer or are sites just show to sell at the moment.It is located about 2 miles from local town.

    Is it serviced?

    Does it have planning?

    is it local needs only?

    What is the zoning?

    Are other sites selling in the are and if so, what are their prices like relative to yours?

    Yes site would be serviced.

    Yes it would be local needs only.

    No planning on site.

    Not sure about zoning.

    There is 4 or 5 sites in area with similar asking price and they are not selling either.Sites have been advertised 12m to 18m now.

    Point 5 is the most obvious IMO.

    The area is not wanted. Maybe reduce the price to see if it drums any interest and take it from there?

    Would there be any benefit to getting outline planning or indeed full planning a that the site can be sold and commenced straight away. Many buyers are put off by the planning process.

    Thanks,I am slow to spend money on it as could cost few grand to get planning I presume and no guarantees.

    Location is good,house being snapped up .I presume coats involved in building now has to be a factor too.

    No point in going for planning if you're not gonna build on it yourself as it will be useless to any potential buyer who will themselves have to comply with local needs through a new planning application.

    Yes I was told that by auctioneer.Maybe reduce price might get more interest.
