Baxi Gas Boiler Issue

    I have a Bxi Gas boiler 105HE - one from about 14 years ago -


    Its been working well enough until yesterday


    The issue its having now is that its set to heat at 65/70 for the flow and it gets up to temp then rolls back to 40Deg or so - wont heat any more than that.

    I have turned the actuators manually to off to isolate the heating circuits and its the same - so I can rule out the idea that any rad issues are the root cause?


    Any ideas on a fix or is it time to pucker up and buy a new boiler

    now weirdly the immersion is tripping the RCD when I tried to use that to heat the water

    Immersion issue is likely unrelated. Probably a failed element.

    Difficult to say on the boiler, but there is clearly some form of malfunction within the unit - you will likely need a gas installer to check and report. Ideally a firm who have familiarity with Baxi.

    We have a Glowworm boiler and the exact same thing happened last week, the water was set to 72 but wouldn't heat past 40. There is a reset button on it so I reset it and we haven't had the same problem since touch wood. Don't know why a reset would have helped though.

    replaced the thermistor, same thing was happening.

    Drained out the system and cleared two sludgey rads from downstairs - and refilled. Seems to be working now but when I try and adjust temp on boiler stat it switches off. It might be a PCB issue at this stage I will see over the next few days

    Yeah - you were right on this - element totally corroded. Hard water area
