Notice Period and Move Into New Build

    Hi,

    I wanted advice on how to best time notice period in rental accommodation such that there's not too much overlap between paying rent and starting to pay mortgage?

    If anyone can share from their experience as to how they managed this? It'll be really helpful.

    FYI- I'm done with 1st snag.

    Second, less pressing question is about buying furniture for new home. Even though there are lead times, and the sale season is now, would it be safer to book things only once keys are in hand?

    We handed rental notice when we got called for the 1st snag, there was an overlap but we were very thankful for it in the end. We didnt have to rush to get everything in. Rent pretty mush ran up to when we paid the first mortgage installment so not really paying double as such.

    For furniture we booked the big stuff like couches, bed, mattress way in advance as there can be a big lead time on some items. The rest we did when the keys were in hand. We also booked in the floors when we did the second snag, there was about a 2 week lead time on that which worked perfectly for when we got the keys.

    We gave our notice but had to extend the notice twice due to delays. We were with one of the big institutional landlords and in fairness they were totally sound about it and gave us flexibility.

    Speak to your landlord, see what they say.

    1st snag sounds very late to give rental notice unless you've been in the rented place only for a very short time. If you've been there a few years you are required to give a few months notice.

    You can give your notice and if the new house is not ready you can just overhold, preferably in co-operation with the landlord. It is unwise to get involved with furniture until you have the keys. Frequently, with new houses, there are delays. Once you buy furniture, you have to take delivery pretty much as soon as it is ready for delivery. It is often better to buy a few cheap second hand items from done deal or an auction to start you off and then replace with what you want as you get used to the house.
