First Time Buyers Mortgage post Seperation

    I have recently separated from my wife (2 kids involved) but was fortunate enough not to have a property and mortgage with her, so will be looking to apply for a mortgage on my own as a first time buyer.

    Do i need to have a deed of separation in place before lenders will consider it? Also any other potential barriers - wait time post seprartion etc? that i need to consider?
