Planning Drawings, Architectural Design Drawings, Engineer Construction Drawings

    Trying to figure out what is needed to move ahead with the tender process on a one off new build. Had an architectural technician design the house and develop planning drawings. As we're waiting on planning permission, we're now in the position of deciding on who to involve in the construction drawings.

    Have spoken with our architectural technicians, other architects, structural engineers, and quantity surveyors. It appears that with current regulations, to appropriately send drawings out to tender, we need all of the below:

    1. Architect/Technician to develop detailed design construction drawings (these won't include structural elements)
    2. Structural Engineer to develop structural construction drawings (these include only structure and no design elements)
    3. QS to take the two sets of drawings (design and structural drawings) to develop a Bill of Quantities, and PC Sum.

    Are we getting the right info / on the right track going with the above? I've posts on Boards of people talking about building from planning drawings, but this seems to have gone the way of the dinosaurs with current regulations.
