Is planning permission required for new septic tank if an old dwelling already on the site

    As the title says but to explain in more detail a relative owns a small site with a old uninhabitable stone cottage, with some old stone farm buildings on the site. it is just left there and will never unfortunately be used for anything, possibly will become hazardous the longer they are left and will end up having to pay a digger to knock them and clear away. I see similar properties now for sale for ridiculous money from circa 25k to 70k, from talking to an EA he says it is due to the new vacant derelict property grant that has seen this silly money being asked. I suppose my question anything they could get for it if sold would be better than just leaving it there. Question i have and where i think there may be a problem while there is water on site, and electricity beside it (used to be connected) there is not or never was any septic tank. As the site is only 0.32 acres in total would i be right in thinking it is worthless as anyone that buys to renovate, or knock whats there to the ground and build fresh would need planning for a septic tank for any dwelling and at 0.32 acres the site would not meet the size requirements. The county its in from what i can gather require all sites be a minimum of 0.5 acres. Not sure if i seen before something about having a treatment unit instead of a septic tank and there is different requirements for how far away from the house it can be located, and also distance from any boundary, would that be an option? Any advice with similar experiences appreciated.

    Presumably its not near mains sewage?


    Is there any possibility to extend the site before selling?

    its all here, I dont agree with your half acre limit

    planning would be required, preceded by a percolation test.

     uninhabitable stone cottage; who decided that?

    As stated a half acre is a guideline but there are many sewage treatment systems that can be used in much smaller sites. All dependent of course in soil conditions, location of wells, open drains, other treatment systems in close proximity etc etc. Best to get a site suitability test carried out.

    Not near mains sewage its a rural area. No possibility to extend the site.

    Sorry when i say inhabitable its just my own words, i suppose i mean it would take a huge amount of work to make habitable basically took off roof and strip back to bare stone walls to start. thanks for sharing that document alot of info there.

    I suppose an option would be to discuss with an EA, to see if it would be possible put it on the market subject to planning like you would see with sites being sold
