    Do they differ from area to area?

    I'm looking specifically at Meath if it helps. Do you have to live in the area? Is there a km radius? What about working in the area?

    Thank you. I still find that a little confusing. I'm not from Meath originally so there is no "family" home for me to build close to. I've lived in Meath/Louth in various addresses for about 7 years in total.

    Best thing is find a local planning agent and discuss with them,

    There are different rules and policies and then there also exemptions. An agent who is submitting planning applications regularly should be able to advise.

    We wanted to purchase a site 8 years ago in south meath, went to a pre-planning meeting along with our architect…were told not a hope of getting planning as i grew up in a Meath town and would not meet the rural needs requirements.

    I think it was something along the lines of must have loved rurally for last x years within about 10km of site or work close by.

    We ended up buying an old run down cottage and built a new house on that site with planning condition that old cottage be knocked after.

    You will pay a premium though as lot of people be interested in those properties nowadays to get around the local needs.
