Renting out a room

    Hi


    I'm thinking of renting out a room to a student next month. In regards to legalities what do I need to do?

    Di I need a contract? I imagine I would need a fire extinguisher / blanket and working alarm.

    Would the student need to be put on my house insurance- could he/she claim if they had an accident?
