Engineer sign-off for renovation

    Hi,

    We had some structural work done as part of a renovation e.g. knocking down a structural wall between the living room/kitchen and had an engineer oversee it.

    What should the engineer provide after the work is completed? I'm looking for documentation that is sufficent to ensure that I could re-sell the property without any issue.

    A certificate that confirms the structural works comply with Part A of the building regulations. He/she may also have to show part b compliance if it requires fire protection.

    Is the engineer engaged to inspect the whole renovation or just the structural beam design?

    Thanks Gumbo!

    He's only been engaged specifically for the structural beam design as the rest of the renovation is mostly cosmetic (dry lining, new windows etc.).

    What would determine if a part B compliance is needed?

    If the steel is carrying floors, structural walls, escape routes etc

    It can be achieve with intumescent coatings or encasing in a fire line encasement system.

    Is the engineer engaged for the design only, in which case they don’t have to give to anything additional.

    Or are they engaged for the certification and/or then supervision of the construction install of the beam. In which case they need to confirm it’s constructed in compliance with parts A and C as above
