Make Black and white gritty

I am photographing an old building which will be demolished. I want to give it a black and white gritty urban decay look Also in relation to the RGB channels in PS the building has a metal gate with blue paint peeling. In B&W the blue channel selcted shows the blue paint as white. Is that right? Thanks
