Garage Floor Dampness spot - best action?

    One particular spot on the garage floor has dampness coming through

    it was constructed in 2006. Concrete floor/plastered walls (inside/outside)

    Other side of the wall is the neighbours grassed garden (no drains or water lodging)

    Don't know the status of DPC used in construction

    I now use this as a home office room & want to get the floor insulated/floored but need to sort this dampness before I do.

    It's seems to be where the wall & floor meet. (see pics for details)

    All other areas on the floor seem to be dampness free.

    This is a detached stand alone garage building.

    Any advice on how to address this damp spot? Getting a builder to have a look is extremely difficult at the moment.

    What wall configuration was it built with? double-leaf cavity or cavity block ("breeze block")? If you don't know, measure the thickness of the wall at a door.

    Not knowing about the DPC is a problem here as it appears to be damp which is being carried through the wall either from below or from the opposite side. Couple of things to check: Is the shed right up against the neighbour's wall or was it build onto the shared wall? Does the soil level on the opposite side of that wall come above that damp spot or is it sufficiently far below it? Is the external wall rendered or how is it finished? Is the render complete and was a plinth installed all around the base of the wall? Is there a leaking gutter at that spot?

    Thank you for replying.

    Walls are 9' inches thick.

    Exterior wall is rendered, no dividing wall, soil on neighbours side looks to be at same level as damp spot, no plinth, no gutter that side, slopped roof to gutter my side. Will try get more pics from neighbours side.

    9" is probably cavity block at 215mm (8.46") and a few cms for render.
