Leak after first shower in new house:

    I just moved into a new house I bought on Saturday.

    Went for my first shower this morning.

    When I came out I saw water leaking through the ceiling onto the stairs.

    The leak seems to be directly under where the hot water tank (see image below).

    Is in my bedroom.


    I did nothing out of the way apart from turn the switch to on to presumably heat the water.

    I had got a pre purchase survey before buying the place and he had indicated he had ran the shower and found no issues.

    I have a boiler service booked for the coming week.

    Should he be able to resolve the issue or should I contact a plumber as well?

    Not going to run the shower again until I have had a professional visit.

  • It only happend when I switched that to on before my shower and I was in the shower for around 10 minutes.

    I had ran the shower the day before for 2 or 3 minutes cold water and there seemed to be no leak.

    That red vessel is the expansion vessel for the heating system. Did you have another photo showing where the water is coming from specifically or can you indicate where on this image the water is seen?

    Contact the builder. If there is still development on the site talk to the foreman.





  • The water was leaking through the ceiling onto the stairs directly under where this boiler is in my bedroom closet.

    There was no water visible around this





  • It's an existing terraced house not a new development

    If shower only leaks during the shower then you can rule out any water pipes bringing water to the shower and rule out the shower itself. It's likely to be the tiles, tray or waste pipe coming from the trap

    Someone just told me as well it could be the tray or waste pipe.

    They said if the shower basin was kinda blocked it was a sign of that.

    Kinda afraid to run the shower again to test that.

    Should I try some drain unblocked or should I just call a plumber?

    Contact the seller. They should send out the plumber whou worked on it.

    It would be poor form to try to wash their hands of it so soon.

    It’s worth a try, but the seller would be crazy to get involved after the sale. There’s no indication that the seller had recent works done, so they’re unlikely to have a plumber engaged.

    The OP will need to get their own plumber, which probably won’t be the gas engineer servicing the boiler.

    I had a full pre purchase survey before I bought the house and no issues were detected so this is my reposnbility now.

    Anyone got a recommendation for a good plumber around D10 that might be able to come Tuesday?

    I just won't run the shower until then.
