Question re new build specifications.

Hi everyone and apologies if i’m posting in the wrong section, can’t find a specific place for my question. Short story, we are putting down a deposit for a new build duplex of 3 bedrooms in Co. Wicklow and at the moment all the information they have are the attached plan and that it’s going to be A2 energy rated with air 2 water central heating.

I’m wondering if anyone can give us an opinion, does it look alright for a new build? Are the specifications of the materials used ok? I hope this makes sense…

Thank you in advance for any opinions.

Mod - OP, I have moved your query to a forum where it's probably more suited.

    Local charter now applies.

The last diagram is too small to be read. While you will get some quite knowledgeable answers on here you can't really tell - for something this important - which are correct and which are guesses. I suggest you get an engineer to have a look at the plans and advise you.

I’ve managed to upload it here, if it’s more helpful…
