Severing a joint tenancy

    What is the way to go about severing a joint tenancy on a property with 3 owners?

    One of the owners has already made it clear they don’t want to become tenants in common- can it be severed by the other two (and if yes, how) or does it need to go to Court?

    If it needs to go to Court is that a long and expensive process or fairly routine?
