New planning application while appeal with an bord pleanala

    We applied for planning in May'22. We were granted permission but with conditions. We are currently appealing these conditions with an Bord Pleanala. Unfortunately no decision has been made yet and it is taking about a year or more for abp appeals to be decided. The conditions imposed were not imposed for an identical house in same estate, where planning was granted 2 weeks before ours. The build is now complete for this house.

    My question is can we put in a new planning application (as precedent has now being established) but keep our current appeal live with ABP?

    Not unless you withdraw the appeal. You cant have 2 current applications in respect of the same site/property.

    Don't know if that is correct- my cousin had a site and applied for planning for a new house on the site, while also applied for a second site entrace as part of a different planning- in essence two concurrent plannings with regard to the same site.
