Certificate of Compliance and Architects Opinion on Compliance are same?

    I am buying a second hand house with an extension of almost 50 square metres and the seller has provided Architects opinion on compliance.


    I am just not sure if this is correct: not a certificate of compliance, but Architects opinion on compliance ?


    Any guidance from someone with knowledge in this area would be appreciated!

    Colloquially, and in the vast majority of cases, they are the same.

    On an old house means same thing.


    On a build since BCAR in 2014

    Cert would be BCAR ancillary cert

    Opinion could be with planning
