Attic conversion, garage conversion or garden room

    Good morning,

    We are based in Dublin in a 3 bed semi. We have 3 kids and finding space is getting tight as the kids grow. Eldest 11 with own box room and the 5 & 8 year old share. We have been saving hard to address this and are now in a position (we hope) to start looking at options. Husband fancies a garden room (both working remotely - him from bedroom and me from couch or kitchen table) but I’m thinking converting the (small) garage or attic might be the better option. Wondering if anyone has any thoughts on this? We have one bathroom - no en-suite. No playroom so all end up fighting over the tv in the sitting room. Many thanks
