Damp patch ??

    Would anyone know why a circular damp patch is appearing on an external wall.

    Every house is different. What's behind that wall, a room or attic space? Is there any water pipes, heating pipes, water tanks in that area?

    Could be connected with the dormer.

    Get up into the attic and see if you can locate any corresponding dampness inside.

    I'd be looking at the flashing around the stack. There might be a tell-tail mark on the internal wall at that point also.

    Most likely that dormer roof window is flashed badly and there's water running in under tiles towards the external wall
